The home is decorated and designed to have a fresh, clean feel without the clutter of daily life & allow guests to relax and enjoy. There are themed bedrooms for extra flare for your stay. Master bedroom has a sliding glass door with full access to pool area & private bath with king bed. The other 3 remaining bedrooms are queen beds. Access to twin air mattress available for use. One of the 3 remaining rooms is located at the opposite end of the home past the kitchen for extra privacy with bath located just outside of the room.

The Guest agrees to abide by the House-Rules provided by the host, including but not limited to: Please review ENTIRE agreement that will be sent to you for comprehensive information regarding our House-Rules & additional information. Guests must be age 25 to book, sign a Short-Term Rental Contract & send a picture of their photo ID. This is REQUIRED as part of our house rules and booking policy. Guest must acknowledge our booking requirements within 24 hours & agree to these requirements. If you are unable or unwilling to sign the rental contract, your booking will not be accepted and we will not be able to accommodate your stay. Lack of guest response after booking request within 24 hours will result in decline of booking. We DO NOT allow ANY parties or large events at the property. Unauthorized, unapproved guests will result in additional charges. Unauthorized guests are any guests at the property that were not part of the initial booking and will result in termination of booking agreement. • No parties or unauthorized events – will result in termination of lease agreement & is in violation of house rules/policy. • Automatic $500 disaster cleaning fee will apply to any unauthorized parties/events. • No guests beyond the # of guests in original booking, this includes visitors. The maximum occupancy for guests is 8 person(s) including the person who completed the booking. • Any person(s) over 8 (with prior approval) will be charged $10 per day/per Guest. • No smoking indoors. Smoking is permitted outdoors only. • Quiet hours are 10:00pm-6:00am. Please respect our neighborhood. • No commercial filming/photography allowed. • Free parking on premises only. On-street parking is disruptive to the neighborhood as there is very limited space. • Pet deposit must be paid at time of booking, no exceptions. $75 pet fee will apply. • Pets are not to be left unattended at the property. • No pets on furniture. • Please use disposable pet waste bags located on entryway table & under sink. Dispose of your pet’s wase properly. • Please use pet friendly towel provided (located on the dryer) to clean your pet’s paws & coat as needed. • No pets in the pool or hot tub at any time. • Maximum 2 pets per stay. • Please use pool & hot tub with caution and provide appropriate supervision. • NO GLASS outside on patio near the pool/tiki bar. • Automatic $250 fee for hot tub drain/refill due to negligence, intentional damage or misuse by guest. • Automatic $2,000 fee for pool drain/refill due to negligence, intentional damage or misuse by guest. • Automatic $5,000 fee for any damage to pool liner due to negligence, intentional damage or misuse by guest. • Guests required to pay $215 cleaning fee as part of booking cost. • No pets of any kind inside pool. • Gently open hot- tub with hot tub handles, DO NOT SLAM THE LID. Please close the hot-tub lid when not in use. • Please place trash in appropriate receptacles (cans on the side of garage or near the curb) and ensure the trash/recycle is taken out to the curb on Thursday evenings. • Please put away outdoor chair cushions after use to ensure they are ready for the next guest. Cushions can be put in the shed behind connected to the tiki bar. • Guests will need to use their own log-in information for TV apps. • No unplugging internet/Wifi devices. • No covering or unplugging of security cameras. See listing for additional camera information. • Gas grill is provided along with utensils. Propane tanks are available for use, but guests are responsible for the honor system to refill tanks as needed. Hosts do not supply propane. • $75 fee for ANY unauthorized late check-out. Check out time is 10:00am. • Early check in fee to guarantee early check in $50. • Deposit applies when applicable via booking terms. Guests are responsible for ensuring pool/hot tub safety for all occupants. Please use with caution. Hot tub is available seasonally and will NOT be available June 16th-October 1st. POOL/HOT TUB RULES -NO unattended children/vulnerable adults -NO glass -NO running -NO diving -NO PETS of ANY size in the pool Please put away umbrella and chair cushions after each use. Items can be stored in the shed connected to the tiki bar -Gently use the handles on the hot tub lid when opening, please do not slam the lid down & shut the lid when not in use. Pet Rules: -Pets are not to be left unattended at the property -No pets on the furniture -Please use disposable bags located in the entryway table (also under kitchen sink) for pet waste disposal -Please use the pet friendly towel (located on the dryer) to clean your pet's paws & coat as needed

*POOL IS NOT HEATED* Thermostat is controlled manually by host. Florida is a very hot, humid climate & cooling systems are not designed to keep up with very low temperatures during peak season. Host keeps thermostat set to 70 degrees inside during peak season. Keurig is provided for guest use - K Cup Pods are NOT provided. Traditional coffee maker is available with coffee & filters. In addition to our beautiful beaches & sunshine, Florida is a humid, wet, natural environment with lots of nature. While we have our home treated regularly with care to prevent unwanted critters - life happens & sometimes unwanted critters will make an attempt to enter the home. We DO NOT offer refunds for any type of bug/critter such as mosquitos, lizards, palmetto bugs, ect. inside the home. The southern eco system provides a unique climate resulting in critters you may not see in other areas of the country. We have not had critters inside the home, but are making this information available to you, just in case. Please keep doors and windows closed, wear long sleeves especially at sunrise and sunset as mosquitoes love to bite at this time.
